Senior living contracts and pricing can vary from one community to another. For seniors, active adults, and families exploring options in Central Florida, it is important to understand more than the advertised monthly rate.

Independent Living, Assisted Living, and Memory Care communities generally charge a monthly fee and may require an initial lease or contract. Independent Living is often the least expensive option, while Memory Care typically costs more because of the additional support and specialized services provided.

Availability, Deposits, and Waiting Lists

When speaking with a community’s sales or marketing team, ask questions about apartment availability, deposits, and waiting lists. Availability can change quickly, so it is helpful to understand whether a deposit is refundable, how long it will hold a floor plan, and what happens if you decide not to move forward.

Some Central Florida senior living communities may have waiting lists for certain apartments or levels of care. Ask how the list works and whether joining it creates any financial obligation.

Review the Contract Before Signing

Before signing a contract, review the move-out and early termination terms carefully. Some communities may require advance notice or charge one or more months of rent if you decide to leave before the contract ends.

Because these charges can be expensive, ask for the policy in writing. It may also be helpful to ask what happens if a resident needs to move because of a change in health or care needs.

Understanding Life Care Communities

Life Care Communities, also called Continuing Care Retirement Communities, may use a different structure. Residents often enter at the Independent Living level and may later move to Assisted Living or Memory Care while remaining on the same campus.

These communities may require a substantial entrance fee or buy-in, sometimes beginning at $100,000 or more, in addition to monthly fees. The amount and refund terms vary by community.

The community may also review a prospective resident’s health and financial information. Some have financial assistance policies or endowment funds, but these programs are not the same everywhere. Ask how the community handles changes in a resident’s financial circumstances.

Care Levels and Additional Fees

Assisted Living and Memory Care communities usually conduct an assessment to determine how much support a resident may need. Many use several care levels, with additional fees based on the services provided.

Care fees may include assistance with bathing, dressing, medication management, mobility, or other daily needs. Pricing can vary significantly, so ask for a written explanation of each care level and what is included.

It is also important to ask how often residents are reassessed and whether families are notified before a care fee changes.

What May Be Included

Some communities include weekly housekeeping, laundry, meals, activities, and local transportation in the monthly rate. Others may charge separately for some of these services.

Before comparing communities, ask for a complete list of what is included and what may cost extra. Transportation may also be limited by distance, schedule, or appointment type.

Review Your Monthly Statement

Review each monthly bill carefully for charges that were not expected or clearly explained. Ask whether there are additional fees for holiday events, guest meals, transportation, or special services.

Many communities prefer electronic payments, but other payment options may be available. Ask which methods are accepted and choose the available option that feels most comfortable.

Before signing a senior living contract, ask about the total monthly cost, included services, additional care fees, deposits, rate increases, move-out requirements, and what happens if care needs change.
